NorthStar was awarded the contract for the selective & structural demolition and asbestos abatement of the 42-story One Post Office Square building in the heart of Boston’s financial district. The project included major renovations of the existing high rise and complete demolition of a seven-story parking garage adjacent to tower.

The precast facade from the 30th floor down was removed and replaced with a glass exterior facade. Curtain wall system was applied directly over precast panels on the upper levels in order to minimize the impact on existing tenants. Additionally, corner infill areas and new outdoor spaces were added along the facade.

NorthStar’s scope of work for the project included the complete structural demolition of a seven-story parking garage adjacent to the tower. Work on the high rise consisted of the complete renovations of floors (basement, floors 2 thru 30 and 38 thru 42nd floors, selective demolition in the main lobby as well as mechanical rooms and occupied floors.

This project also included the complete removal of over 800 exterior concrete precast panels and over 1,700 windows, to be replaced with a modern glass façade. The NorthStar Team utilized custom fabricated attachments to safely remove various sizes/types of panels to the ground as well as specialized equipment to safely remove existing windows.

Floors 31 thru 37 remained occupied throughout the renovation process. At the occupied levels, our NorthStar crews working off swing staging, saw cut and removed sections of existing precast concrete panels in order to attach the new glass curtain wall system to the existing structural steel members.

NorthStar’s scope will include the complete removal of the top 2 floors (41st and 42nd) of the building. Said demolition includes roof slab, columns, beams and all rooftop units. All work was performed with a tower crane in place to assist with debris removal.

NorthStar in conjunction with its waste transportation & disposal haulers, successfully removed over 15,000 TONS of C&D waste, of which more than 13,443 TONS was diverted sent to recycling facilities (96% recycling rate). NorthStar sent an additional 4 tons of universal waste to a recycling facility for processing.

NorthStar utilized crews of up to 60 workers in multiple shifts. The NorthStar team worked to date (03/2020) a total of 77,260 safe manhours without any first aid or OSHA recordable.
