NorthStar undertook four contracts at the Ritz Carlton Beach Hotel in Naples, FL, spanning a three-year period, encompassing various renovation and construction projects. These included: Exterior demolition for the construction of a new tower, Spa Renovation, Lobby Renovation, North Tower Guestroom Renovation, Central Energy Plant, Nolita Restaurant.
In May 2021, NorthStar was initially contracted to remove the exterior skin of two wall faces on levels 1, 2, and 3 on the south tower and spa, facilitating the structural tie-in of a new tower. This involved selective demolition of existing buildings, hardscapes, and site amenities. Upon completion, NorthStar assumed responsibility for the South Tower Room Renovation, as the original subcontractor faced significant delays. NorthStar successfully cleared 12 rooms per day on Levels 3-14, ensuring the project regained its schedule.
In August 2021, NorthStar was contracted for the interior gut removal of the existing Spa, Dusk Restaurant, and Gourmet Shop. The scope included the removal of various interior finishes, such as countertops, millwork, doors, walls, flooring finishes, decorative columns, ceilings, trim, banquettes, balustrade railings, and window glazing.
In May 2022, NorthStar was tasked with the interior gut of the Lobby, employing mechanical means to remove built-in millwork, marble flooring, interior planters and planter walls, ceilings, and walls. Stringent dust control measures were implemented, including the use of poly sheeting to seal off occupied sections of the hotel. The project was completed ahead of schedule, with NorthStar additionally accommodating various owner-directed changes, including exterior work involving the removal of pavers and stucco from exterior walls and columns to facilitate new waterproofing of the structure.
Simultaneously in May 2022, NorthStar was contracted for the interior demolition of guestrooms at the North Tower on levels 3-14. A scaffold trash chute was constructed on the exterior of the tower to facilitate direct load-out of debris, optimizing efficiency and minimizing disruption. Despite the requirement to complete 8 rooms per day, NorthStar consistently exceeded expectations, allowing crews to address additional owner-directed changes while remaining ahead of schedule on the base contract.
Following the completion of the room renovation, Hurricane Ian struck the area, causing extensive damage to the hotel and surrounding areas. NorthStar Recovery Services played a vital role in assisting the hotel by providing essential services and equipment, including hot meals, showers, restrooms, generators, and various recovery equipment. NorthStar remained on-site throughout the calendar year, providing demo services for weather-impacted areas, such as the construction of the new Central Energy Plant (CEP) and a full interior gut of the Nolita Restaurant, both of which were destroyed by the storm surge.
